Leawood West is a beautiful, friendly, well-established community near 132nd and Pacific in Omaha, Nebraska. With tree-lined streets, classic homes, and an active homeowners association, Leawood West offers residents a peaceful lifestyle with a strong sense of community.
A Rich Legacy
The Leawood West Homeowners Association was formed to maintain and preserve the character of our neighborhood. Our Covenants were originally filed in January 1965 and renewed by majority vote in April 1996. These will remain in effect until April 2026 and will automatically renew for another 10 years unless a majority of homeowners decide otherwise. The Bylaws were written in 1973 and renewed in May 1996. The Articles of Incorporation were filed in 1975, establishing the HOA as a nonprofit corporation. Today, the Association has proudly served our community for over 60 years.

Neighborhood Character
Leawood West is known for its 1970s suburban charm and family-friendly feel. The community features a mix of architectural styles, including ranch, raised ranch, split-level, colonial, and newer traditional homes. Homes were primarily built between 1970 and 1999, with a few newer builds. Homes generally range from 1,600 to over 4,000 square feet, with 3–5 bedrooms. Residents take pride in maintaining mature trees, manicured lawns, and the welcoming atmosphere of the neighborhood.
Originally developed as a classic Midwestern community designed for large families, Leawood West remains a tight-knit and highly desirable place to live. Many homes have since been thoughtfully updated for modern living, with flexible layouts that now accommodate home offices, fitness spaces, and more.
Beloved traditions such as the Easter Egg Hunt, 4th of July Parade, and summer swim meets highlight the community’s strong spirit and long-standing neighborly connections.
